I’m David So, the proud owner of Canadian National Mortgage Corporation, O/A The Mortgage Centre

I look forward to sharing my story. I hope that you will enjoy getting to know me better.

For many years I witnessed how the mismanagement of money by friends, created stress, health issues, family problems, and a breakdown in marriages. I felt helpless as I saw loved ones forced to sell their homes, to pay off high debt.

I concluded that it was merely due to a lack of financial literacy, and this is why I got into the mortgage business to help people navigate the pitfalls of the mortgage system. I started my business in 1989, and it took me a long time to get to grips with the industry norms. However, I learned that most knowledge about money originated from the banking system for the benefit of the banks and not the consumer.

While mortgage regulations have evolved significantly, the overriding principle has remained constant. Thirty years ago, the mortgage business was about finding alternative funding. Then, it shifted to becoming partners with banks and other mortgage lenders. A few years ago with the government B20 rules, it became more difficult to source money from federally chartered institutions, and so the market slowly moved back to the alternative funding model.

Managing Cash flow is usually the most significant challenge my clients face. To arrive at a feasible outcome, it takes lots of listening, asking questions, and some more listening. I attribute my success to gaining the clients’ trust by not allowing any room for doubt, and what sets me apart is that I empower clients by helping them understand the fine print.

Once the problem is identified, and a practical solution is suggested, you can see the spirit of the person getting revived as a considerable burden gets lifted, and after the transaction gets completed, it is rewarding to receive a big thank you.

I aim to bring a wow factor to the mortgage experience, which provides at least two referrals from most clients. Being recognized as one of the top fifty mortgage brokers in Canada, by CMP magazine has also given me immense satisfaction.

When I am away from the office, I like to pen down my thoughts on money management, and I am currently writing books on developing financial IQ. I am blessed to have eight grandchildren, and spending quality time with them brings lots of joy. I hope to one day educate them on the benefits of achieving financial freedom.

I have enjoyed sharing my story about the things which matter to me and how they influence the way I do business.
